The subdivision surrounds a unique spring-fed pond located in a natural depression that is the focal point of the development.<\/p>","location":"Waiuku","content":"The subdivision is located at the eastern-most corner of the town of Waiuku. The work involved land re-contouring to form building sites, the construction of two common access lots, drilling a water bore and setting up a private water company. We also used the service of a Landscape Architect to provide a design for beautifying the development. This involved extensive planting, using an assortment of evergreen and deciduous trees, as well as the construction of a series of granite stone walls at the two entrances and part way along Waiuku Road to help anchor the development. TSC provided all the required expertise in Planning, Civil Engineering, Surveying and Project Management. This included a subdivision and then the design of a building platform and the construction of a new building and sales yard.<\/p>\nThe development required resource consent for earthworks, building platform design, concrete apron design, stormwater discharge, wastewater treatment & discharge and land-use for the operation of the business. This included the construction of a new 2100m² building that provided 1000m² of offices and equipment display and 1100m² of workshop and servicing facilities. It involved the development of 30 rural residential lots over 2 stages. TSC provided all the expertise in Planning and Urban Design, Civil Engineering, Surveying and Project Management. TSC collaborated with the client from the pre-land acquisition phase, extending through to the issuance of Titles for all 30 lots upon completion.<\/p>\nA challenging aspect of this subdivision was the design of the stormwater detention system that was required to cater for the 1 in 100yr storm event. Todd ensures his projects achieve the client’s vision through his experience across the board in all components of land development. Primor Produce is also a major exporter of New Zealand’s avocado crop to markets in Australia, Japan, Koerea, Singapore, a host of other Asian countries and the Pacific Islands.<\/p>\nThe development required resource consent for earthworks, building platform design, concrete and asphalt apron design, stormwater discharge, wastewater treatment & discharge and land-use for the operation of the business. The project included the construction of a 3600m² warehouse with a drive-through breezeway and cool store and an office complex.
