A second home on your 1 hectare + property?

Located in an Auckland Council Rural Zone?

A Minor Dwelling could be your answer, providing:

  • An onsite home for family, OR
  • A rentable investment “unit”, OR
  • Air Bnb income

A Minor Dwelling is proper, self-contained home, with:

  • a full kitchen (with cooking facilities & drinking water)
  • living area(s)
  • bedroom(s)
  • bathroom (connected to water and wastewater)
  • laundry (connected to water and wastewater)
  • garage / parking
  • decks, front, back and side yards

and anyone can “live” there (family / friends, tenants, visitors)

Adding a Minor Dwelling is a Restricted Discretionary Activity (in the appropriate Rural Zone)

= requires Resource Consent from Council

Some of Council's criteria:

·         Overall land size = 1 hectare +

·         Secondary to the existing Primary Dwelling =  smaller in size (attached or detached)

·         Close to Primary Dwelling (within 50 metres)

·         Share driveway access with Primary Dwelling

·         Maximum Minor Dwelling size = 65 square metres (excluding garage and decks)

·         Have a front yard ( 10 metres), side and rear yards ( 12 metres each)

·         20 metres from permanent & intermittent streams

·         Parking area (or Garage)

·         Drinking water = rainwater tank (shared or owned)

·         Wastewater infrastructure (preferably shared)

NB Minor Dwellings are NOT able to be subdivided off from the main property

(Subdivision of the minor dwelling is a Prohibited Activity. Council won’t process your application)
